Indemnity insurance

A one-off insurance policy, usually bought by the seller, that covers the buyer and their lender against a specific legal risk such as a missing certificate or breach of covenant.

Also known as: indemnity policy · title indemnity

Indemnity insurance is a common fix when a document cannot be found, such as building regulations sign-off for old work. It does not fix the problem itself; it protects against the financial consequences if, for example, the council takes enforcement action.

Most policies are void if anyone has already contacted the council about the issue, so speak to your conveyancer first.
