Terms of service

The terms on which you may use FindYourAgent. By using the site you agree to them. We've kept the language plain — but they are a binding agreement, so please read carefully.

Who we are

FindYourAgent is a UK home-valuation and estate-agent introduction service that, with your consent, forwards your enquiry to our partner GetAgent.co.uk so top-performing local estate agents can contact you. We are not an estate agent, we do not value or sell properties ourselves, and we do not handle conveyancing or any part of the sale. FindYourAgent is a trading name of MRGN VENTURES LTD, registered in England & Wales. Registered office: 71-75 Shelton Street, Covent Garden, London, United Kingdom, WC2H 9JQ. References to "we", "us" or "our" mean FindYourAgent (MRGN VENTURES LTD). References to "you" mean the person using the website.

Eligibility

To use the service you must be a UK resident aged 18 or over and either own the property you're requesting a valuation on, or have the explicit permission of the legal owner.

What the service is — and isn't

We provide an online calculator that returns an indicative property valuation, and an introduction service that — with your consent — forwards your enquiry to GetAgent so top-performing local estate agents can contact you. We do not provide a formal valuation, perform an in-person inspection, market or sell your home, handle conveyancing, prepare an EPC, or stand behind any individual estate agent's services. The contract for valuing and selling the property is strictly between you and the agent you choose to instruct.

Indicative valuations

All valuations shown on the site are indicative only. They are estimates derived from UK Land Registry sold-price data, regional trends and the property details you supply. They are not formal valuations, not offers capable of acceptance, and not binding on us, on GetAgent or on any estate agent. The actual asking price is set by your chosen estate agent after an in-person valuation, and the final sale price depends on what a buyer is willing to pay. We make no warranty that any agent will value within the indicative range or that your home will sell at any particular price.

No vetting, no endorsement of individual agents

Estate agents are introduced via our partner GetAgent.co.uk, who rank agents by their published performance metrics (sale price vs asking price, time on market, listings volume). We do not independently vet, accredit or endorse any individual estate agent. Before instructing any agent you should satisfy yourself about their fees, contract terms (sole agency, multi-agency, tie-in periods), redress scheme membership (TPO or Property Redress Scheme), Client Money Protection, and recent track record in your postcode.

Your responsibilities

You agree to provide accurate information, to use the service only for genuine valuation enquiries on UK properties you own (or have permission to enquire about), and not to misuse the site (no scraping, automated submissions, fraudulent enquiries, abusive contact with estate agents, or attempts to interfere with the service). We may suspend or remove access if we reasonably believe you're in breach.

Fees

The service is free of charge for sellers. We do not add any markup to any agent's fees. We are paid a small share of the introduction fee that GetAgent earns from estate agents when you instruct one. The agents you instruct charge their normal commission to you on a no-sale-no-fee basis (typically 1–1.8% + VAT).

Intellectual property

The FindYourAgent name, logo, copy, code and design are owned by us or our licensors. You may use the site for personal, non-commercial purposes only. You may not copy, republish, scrape or reuse any content without prior written permission.

Disclaimers

The service is provided "as is". To the maximum extent allowed by law, we exclude all implied warranties (including merchantability, fitness for a particular purpose and non-infringement). We do not warrant that the site will be uninterrupted, error-free, or that the indicative valuation will match any agent valuation or eventual sale price.

Limitation of liability

Nothing in these terms limits liability that cannot be limited under UK law (including for death or personal injury caused by our negligence, or for fraud). Subject to that, we are not liable for: (a) any service, advice or conduct of GetAgent or any estate agent introduced through the service; (b) any loss of profit, revenue, business, opportunity, goodwill or anticipated savings; (c) any indirect or consequential loss; or (d) loss arising from your reliance on an indicative valuation. Our total aggregate liability to you in connection with the service is limited to £100.

Your statutory rights

If you are a consumer, nothing in these terms affects your statutory rights under the Consumer Rights Act 2015 or other applicable UK consumer law.

Termination

You can stop using the service at any time. We may suspend or terminate access without notice if you breach these terms or use the service unlawfully. Sections that by their nature should survive termination (liability, IP, governing law) will continue to apply.

Changes

We may update these terms from time to time. The latest version will always live at this URL with an updated "Last updated" date. Continued use of the site after changes means you accept the updated terms.

Governing law

These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales (without prejudice to your rights as a consumer to bring proceedings in your local courts).
