Important: this is not regulated advice
This is a generic illustration for information only — not regulated financial advice and not a substitute for a solicitor, accountant or FCA-regulated mortgage broker. Comparison keeps the same remaining term so monthly figures are like-for-like. Always check your current ERC and offer letter before deciding — small differences in fees change the break-even significantly. Lock in 6 months early

Most UK lenders let you secure a rate up to 6 months before your current fix ends. You can usually switch to a better one if rates drop before completion.

Watch the ERC

On a £200k mortgage, a 3% ERC is £6,000 — enough to wipe out the savings on a small rate drop. Always check your latest statement or the original offer letter.

Fee or no fee?

Fee-free deals usually carry a slightly higher rate. On smaller balances (under ~£150k) the fee-free option often wins. On larger balances, the lower rate usually pays off the fee many times over.

Estimates only and not regulated mortgage advice. Speak to an FCA-regulated mortgage broker before applying — they can access deals not on price comparison sites and confirm your exact ERC and product fees.

Remortgage FAQs

When the monthly saving on the new rate, multiplied by the months you'll hold the new deal, exceeds the upfront switching costs (early repayment charge + product fee + legal/valuation). The calculator above shows the break-even month so you can see whether it stacks up.
